The headquarters for Copeland Development is in Chillicothe, Missouri, with a satellite office in Overland Park, Kansas.

Job Duties:
- The candidate must be able to oversee all aspects of construction project(s) [including new ground-up and renovation], from conceptual planning through construction and closeout. Elements of the construction process the candidate must be able to explain and provide examples of their experience include the following:
- Generate accurate Scopes of Work.
- Estimate and take-off the project scope, which requires the ability to read and understand plans – Architectural, MEP, and Civil.
- Solicit, analyze, and qualify bids from subcontractors.
- Develop project budgets, bid proposals, and presentations.
- Prepare contracts and negotiate revisions, changes, and additions to contract agreements.
- Schedule the project in logical steps and allocate time required to meet deadlines.
- Review and qualify subcontractor submittals.
- Direct and monitor the progress of construction activities with project superintendents.
- Review and approve all monthly subcontractor pay applications and prepare owner pay applications.
- Identify and solve complex challenges and present alternative solution(s).
- Coordinate and conduct required on-site meetings with project owners, as well as subcontractors and team members.
- Periodic travel is required, as some clients and projects are regional.
Qualifications / Experience Required:
- The candidate must have 5+ years of experience working as a Project Manager managing commercial projects (minimum $1 million per project contract price) from start to finish, managing multiple projects at the same time.
- The candidate must have 5+ years of field experience working as a Project Superintendent, or equivalent position, on projects from start to finish.
- 10+ years as a Commercial Project Manager may satisfy the Field Experience requirement.
- The candidate must be able to read and understand project plans (Architectural, MEP and civil) and project specifications.
- The candidate must have prior estimating experience.
- The candidate must be proficient with computer applications including Microsoft Office 365 Suite (with emphasis in Word, Excel and Outlook), Bluebeam and/or Adobe Acrobat.
- The candidate must be able to walk the job site, climb ladders and scaffolding, lift loads up to 50 pounds, and pass a pre-employment physical capacity profile to ensure candidate can safety perform job responsibilities.
- It is preferred (but not required) that the candidate be able to read and understand geotechnical and environmental (asbestos, lead based paint, mold) reports.
- Prior rough carpentry / framing experience is a plus.
